Steps involved when Buying a Property

There is a lot to think about when buying a property.

Keep in mind - in Queensland the selling agent is legally obliged to work for the seller, not the buyer, and must obtain the highest possible price on behalf of that seller.

 

 Going it alone - Getting Started

  •  arrange pre-approval for finance by speaking to you bank or mortgage broker. You can also speak to our finance arm, inPursuit Finance.
  • check your eligibility for the first home owner grant
  • work out the areas that you can afford and would like to live in
  • make sure you understand all of the associated purchasing costs

Conduct Research

  • look at recent sales in the area
  • understand the demographic make up of the area
  • contact real estate agents (remember - they work for the seller, not you)
  • conduct searches on the Internet

Inspect Properties

  • use checklists to make sure you don't miss anything
  • ask lots of questions during the inspection
  • Make sure you look at 100 properties so that you develop a really thorough knowledge of the area

Your Offer

  • look at comparable sales in the area
  • put your offer in writing on an approved contract. Include special conditions and clauses to protect yourself - your solicitor can draft these for your
  • if you are bidding at an auction, develop a bidding strategy, set your upper limit and stick to it. Don't let the agent make you increase your bid by working on your emotions.

The Negotiation

  • be prepared to go back and forth a few times. The agent will be working for the seller and trying to get you to pay the highest price possible.
  • You have placed the property 'under contract' once the contract has been signed by all parties and acceptance is conveyed to you

  • talk to your solicitor
  • pay your deposit
  • satisfy your contract conditions
