Here are some timely tips from Queensland's Buyer's Agent of the Year
Tip 1. The real estate agent is not going to look after your interests. They are employed by the seller to sell houses and get the highest price. This is not only their job, it is a legal requirement. Be very careful about how much information you tell a real estate agent because they are required to use that information to extract the highest price from you.
Tip 2. You must do your homework before you buy or you may end up making a very bad decision. Start with thorough and relevant research on the areas you are interested in to make sure that you are fully informed about the good streets, bad streets and suburb issues that may affect house prices. Then when you find a property do a thorough and unemotional inspection, looking at the neighbouring properties, analyse the sales in the street and the area and make an unemotional decision about the current value of the property. When you have set yourself a limit, don't allow the real estate agent to encourage you to exceed the limit you set for yourself.
Tip 3. Make sure you protect yourself from very expensive mistakes or you may end up using your entire first home buyer grant on unexpected expenses. No house is perfect but things like flood reports, building and pest inspections and council approvals can have long term effects on you and your budget if you haven't considered all of the facts before buying and then protected yourself in the negotiations.
